In 2021, the average median price for an apartment for rent in Metro Manila is from PhP 8,000 to PhP 20,000.

Due to the prevalence of work-from-home set-up, seekers are also looking for apartments for rent in leisure destinations with high-speed internet such as Siargao, Bohol, Boracay, and Zambales.

In Makati, a one-bedroom flat in the city center ranges from PhP 15,000 to PhP 30,000 per month. Include a cost of PhP 5,000 to PhP 8,000 for basic utilities (electricity and water).

A “rent to own” apartment is an alternative and somewhat middle ground to buying and renting. In such an option, the lessee pays a slightly higher-than-market price per month as a down payment for the future purchase of the unit at an agreed sale price.

The Philippine Rental Market

Apartment for Lease

The Philippines has been experiencing over a decade of economic growth despite many challenges. In fact, one could say that the economic strength of the country is a result of the obstacles it has faced. Needs in areas of infrastructure, housing, and finance seem to have inspired Filipinos to work harder.

The rental market in the Philippines is still booming amid the pandemic. Based on the April 2021 Lamudi Trend Report entitled The Outlook on the Residential Real Estate Market: Pandemic Spurs Digital Adoption in Boomers and Gen X in 1Q2021apartments were on top for leads by property type in the first quarter of the year. There has been an increase of 16.11% in this year’s leads compared to the first quarter of 2020. And the rationale behind it is that home seekers looking for an apartment for rent want extra space without paying more. Metro Manila is still one of the places where one can find a cheap apartment for rent compared to other capital cities, such as Hong Kong and Singapore.

The following are the costs for other popular areas:

Rent to Own Transactions

A “rent to own” apartment is an alternative and somewhat middle ground to buying and renting. In such an option, the lessee pays a slightly higher-than-market price per month as a down payment for the future purchase of the unit at an agreed sale price. After an agreed-upon period of time, the lessee can decide if he wants to purchase the flat, and he can pay the remainder of the total cost of the unit.

This is an attractive option for some because instead of paying per month with nothing to show for it, “renting to own” enables you to invest slowly in a flat, but without needing to fully commit to it yet. As the lessor in most cases only gives the right and not an obligation to buy, the lessee can walk away from the deal and simply let the contract expire if he decides that the apartment is not for him. However, all paid rent is non-refundable and remains with the lessor.
